HOUSING COUNSELING SERVICES
ACHA’s Housing Counseling program offers
a full range of services to individuals and
families designed to assist them in resolving their housing-related issues and to
help them to understand the responsibilities of tenancy and
homeownership.
ACHA clients work with certified housing counselors to thoroughly review the
situation and together design an action plan to solve the problem at hand. Through
this process, counselors give their clients available options to choose from and then
let the client select he option best-suited for their unique househould circumstances.
Areas of counseling available:
Foreclosure Intervention - Mediation assistance, money
management and budgeting, negotiating skills, refinancing assitance, and loss
mitigation options for all types of mortgages including: FHA, VA, Conventional,
and sub-prime.
Loss mitigation efforts including:
Repayment plans, forebearance plans, loan modifications, short-sale options
and deed in lieu of foreclosure.
Foreclosure Mitigation Workshops - Workshops are free of charge and open to
the community throughout the month. Clients learn about Colorado's foreclosure timeline, ways to
cure a default, disposition strategies, how to talk to the lender, financial strategies and
implications of short-sales and foreclosure.
Pre-Rental Open Market — Counseling on affordable housing options, security deposits,
location, lease and
rental agreements, and tenant/landlord responsibilities.
Rent Delinquency — Qualified financial assistance though grant or loan funds, mediation
with landlord, money/debt management, and ongoing supportive counseling services.
Displacement and Relocation — Counseling on rights of renters and owners faced with
displacement: rights and responsibilities of the entity causing the displacement, relocation benefits and
assistance in locating alternate housing.
Money Management - Counseling and review of the client’s
income and expenses, determination of how the client spends money, creation
of a household budget, debt management, cost of credit, shopping for
loans/credit, types and cost of insurance, saving for down payments, review
of credit profile and referrals to legal services.
