Lottery selection process:

The Section 8 Housing Choice Voucher program at Adams County Housing Authority (ACHA) is a Lottery based application process. The dates of the lottery will change yearly and are posted in the legal section of the newspaper as well as posted on our website at www.adamscountyhousing.com.

Lottery cards submitted within the time frame allotted will be entered into ACHA’s computer system. Throughout the year random drawings will be held as ACHA has available vouchers.

Who can apply?

All interested applicants over the age of 18 years of age and older, and a U.S. citizen or eligible immigrant.  

 Do I have to live in Adams County to apply?

No, you do not have to live in Adams County to apply, however if you are a non-resident, you will be required to lease a unit within Adams County Housing Authorities jurisdiction for the first 12 months after you receive your assistance!

Can I submit more than one lottery card?

No, if you submit more than one card you will be disqualified. Multiple cards will be voided/destroyed.

What do I do if I have changes?

It is your responsibility to notify ACHA in writing of any changes. The changes must include your Name, Social Security number and Lottery card number.

What if my number gets drawn, am I guaranteed assistance?

Applicants are selected through a random lottery drawing. If an applicant’s number is drawn he/she will be notified by mail to complete the application and formal eligibility processing.

This includes:

• Completion of the application and all other necessary forms
• Submission of all required documents: Photo ID’s, Birth Certificates/Social Security cards for all family members and verification of court awarded custody.
• Meet the eligibility income requirements

Q: What is Section 8 Housing Choice Voucher program?
A: The Section 8 Housing Choice Voucher Program is a federally regulated and funded program through the Department of Housing and Urban Development (HUD). The tenant based subsidy program which allows participants to select rental units in the private market while paying between 30%-40% of their adjusted income towards rent.

Q: How do I apply for the Section 8 Housing Choice Voucher program?
A: The Section 8 Housing Choice Voucher program at Adams County Housing Authority (ACHA) is a Lottery based application process. The dates of the lottery will change yearly and are posted in the legal section of the newspaper as well as posted on our website at www.adamscountyhousing.com.

Q: What are the qualifications?
A: You must meet the Area Median Income guidelines for the area, pass the criminal background check and have eligible immigration status.

Q: How long does it take to receive assistance once I apply?
A: The wait time will depend on ACHA’s turnover. Currently the Housing Authority assists 1384 participants, through our office.  An existing participant must go off assistance before another family can be drawn from the lottery system.
ACHA will conduct computer generated random drawings when vouchers are available. Numbers are drawn randomly by ACHA’s computer system YARDI.  When numbers are drawn ACHA will notify the families by mail with instructions regarding the application and formal approval process.

Q: What if I have a change of address?

• Do you offer Rental Assistance?

ACHA receives grant funding  to assist with Rent payments. When the grant funding is exhausted, ACHA offers a Resource Guide that lists agencies that are available for rental, utility and other assistance. You can come to the ACHA main office at anytime to receive a resource guide. • Is there affordable housing available while I wait for section 8 to open?

ACHA has several properties that rent at below market rates. Please see our properties page for further details.


• Is there a wait list for Public Housing?

Applications for the Public Housing Waitlist - One Bedroom units only - are available at the Adams County Housing Authority main office or you may call 303-227-2075 and you will be directed to the appropriate staff member.
