Community Manager

ACHA Property Management has an immediate opening for a dynamic, hands-on and experienced Community Manager in Thornton, Colorado.  This property requires tax credit experience.  Project based Section 8 housing experience is preferred.

Duties:

• Responsible for creating and maintaining annual operating budgets
• Prepare and present regular management and financial reports to senior management
• Financial analysis, forecasting and projections
• Controlling expenses within budgetary guidelines
• Responsible for execution of leasing and marketing plans to increase traffic and closing performance
• Responsible for timely rent collection and property debt management
• Provide exceptional leadership for all on-site staff
• Establish community leasing and financial goals and create structures for on-site success
• Create administrative efficiencies for leasing office and leasing team

Required Knowledge/Experience/Skills:

• Five years of multi-family tax credit compliance experience
• Project based Section 8 experience preferred
• Knowledge and ability to compete in the local market with strong sales skills and creative marketing techniques
• Knowledge of Fair Housing regulations required
• 2-4 years of supervisory  experience preferred
• Experience in creating and maintaining a positive, exciting, and safe work environment
• Effective written and oral communication skills at both site and corporate levels
• Strong internal and external customer service skills
• Bilingual in Spanish preferred, not required
